Sanding hardwood floors?

I am renting an old farmhouse and just ripped up the horrible rugs to find hardwoods underneath. The hardwoods have white paint stains everywhere and some of the wood has never been varnished at all. I'm looking for a relatively inexpensive way to remove the stains and am wondering how hard it would be to rent a sander. Also, how bad would it be to not refinish the flooring? I kind of like the unfinished look, sometimes the finished look is too shiney and since it is just the upstairs, no one will really see it. Do I have to put a sealant over the floor? I was just thinking of sanding it then throwing area rugs on the floor, will this be Ok?

Don't use the vibrating sander type, I've seen floors done with that type and it comes out looking like little, tiny humps all over the floor where the paper vibrates against the floor. But of course if you haven't used a drum sander and don't really care too much on the quality and just want it to be protected, then the vibrating sander might be good for doing the job yourself. The paint on the floor can be sanded out too, but the stains (if they are real bad) won't completely come out, but will lighten. Just use a rough paper, 60 grade or if it's really tough paint use a 35 first, then 60, then 80 grade. You definitely want to put at least 3 coats of polyurethane on it though to protect the floor. You will also need to rent an edger to sand around the walls and especially on the steps. You would be better off to get someone, maybe a friend who has had some experience with sanding floors to help or if nothing else give you more advise based on seeing the floors.
